Job Description**


Essential Maintenance Technician responsible for service of work orders, preventive maintenance, repair of electrical, plumbing, and HVAC components. Involved in various aspects of building operations, especially, energy management system, boiler and chiller operation, restaurant equipment repair and primary locksmith. Position requires rotating

on-call and after hours availability, including weekends.


**1. Work Order Response and Completion**

o Receive, respond to and complete work order requests of all associates and log information in work order system

o Work orders consist of general and light maintenance, MEP repair and restaurant equipment troubleshooting and repair

o Repairs include, but not limited to faucets, commodes, sewer blockage, and hot/cold calls

**2. Preventive Maintenance**

o Address all PM on air handlers, pumps, motors and any facility equipment required

o Change filters, grease bearings and pulleys, change belts, water filters and all necessary equipment

o Troubleshoot and repair HVAC equipment, restaurant equipment (ovens, fryers, and steamers), ice machines, refrigerators, freezers, walk-in coolers, etc.


o Maintain all lock and key logs; document locations, users, and operation of all door locks, desk and cabinet locks; keep accurate records for cores and keys to help maintain the integrity and security of all facility doors and locks

o Cut keys upon request

**4. Ass** **ociated Duties**

o Basic computer use, small equipment operation, general painting

o Fire suppression systems, fire panels and controls

o Leading and working with various vendors and contractors hired to do repairs, remodeling and construction.

as well as, vendors working on various service contracts

**Minimum Requirements**

+ EDUCATION: High School Diploma with minimum 5 years of experience in facility maintenance or equivalent work in a trade discipline (i.e. Plumbing, HVAC, and Electrical)

+ Knowledge of HVAC systems, Restaurant equipment and Energy Management Systems (Honeywell)

+ Strong skill in communication, internal employee/vendor-contractor relations, building systems and preventive maintenance programs

+ Solid decision making skills and ability to work within team environment

+ Knowledge of corporate, government or healthcare department structures and inter-relationships

+ Ability to multi-task and prioritize projects, while working in a fast-paced environment

+ Strong work ethic with a focus on process and results

+ OTHER: Position requires availability 24/7 on a rotating basis
